The short version: Close Enough provides informational data only. It is not
professional advice. Always verify critical information with relevant authorities before
making property or relocation decisions.
Important: Do not make property purchases, relocation decisions, or other
significant life choices based solely on data from Close Enough. This service is for general
research purposes only.
Nature of Service
Close Enough is an informational tool that aggregates publicly available data about locations
in Victoria, Australia. It is designed to help you research areas, not to replace professional
advice or due diligence.
Close Enough is NOT:
- Professional property advice
- Legal advice about planning or zoning
- Financial advice about property investment
- A substitute for council inquiries or professional inspections
- An official source for flood, bushfire, or planning information
Usage Limits
Free accounts are limited to 3 lookups per day without an account, or 25 per day with a free
account. Pro subscribers have unlimited lookups. Agent trial accounts require a verified email
address. All usage is subject to rate limiting. Limits are subject to change.
Data Accuracy Disclaimer
The data presented in Close Enough comes from various government and third-party sources. We
do not guarantee the accuracy, completeness, or timeliness of any data. Specific limitations
include:
Planning Overlays (Flood, Bushfire, Heritage)
- Overlay data is indicative only and sourced from VicPlan
- Overlay boundaries may not reflect recent planning amendments
- You must verify overlay status with your local council before making decisions
- A property showing "not in overlay" may still be affected - always verify
Crime Statistics
- Crime data is at Local Government Area (LGA) level, not street or suburb level
- LGA averages do not reflect variation within the area
- Crime rates can vary significantly by street, time of day, and other factors
- Data is typically 1-2 years old
Transport & Distances
- Walking distances are estimates and may not reflect actual routes
- Service frequencies are weekday averages and vary by time
- Transport data may not reflect recent service changes
Amenities & Services
- Amenity data from Google Places may be incomplete or outdated
- Business hours, availability, and quality are not verified
- Distance is straight-line, not walking or driving route
Census & Demographics
- Census data is from 2021 and may not reflect current conditions
- SA1-level data may not capture street-level variation
Limitation of Liability
To the maximum extent permitted by Australian law:

Close Enough and Lotlsoft accept no liability for any loss, damage, or harm arising from
your use of this service
- We are not liable for decisions made based on data presented in Close Enough
- We are not liable for any inaccuracies, errors, or omissions in the data

We are not liable for any property purchases, investment decisions, or relocation choices
you make
- This includes direct, indirect, incidental, consequential, and special damages
Your Responsibilities
By using Close Enough, you agree that:

services, real estate professionals)
- You will not rely solely on Close Enough data for significant decisions
- You understand the data limitations described above
- You will seek professional advice for property, legal, or financial matters
Recommended Due Diligence
Before making property or relocation decisions, we recommend:

Council inquiry: Contact the local council for official planning overlay
information, permits, and restrictions

Section 32 statement: Obtain and review the vendor statement for any
property purchase

Professional inspection: Engage qualified building and pest inspectors

Paid Reports
Deep Reports are paid products that provide additional data. The same disclaimers apply - paid
reports are for informational purposes only and do not constitute professional advice. No
refunds are provided for reports that are accurate but not what you expected.
Report License and Intellectual Property
Deep Reports are licensed to you, not sold. Lotlsoft Pty Ltd retains copyright and all
intellectual property rights in all reports generated by Close Enough.
What You May Do
- Use reports for your own personal research and decision-making

Share complete, unmodified reports with family members, financial advisors, lawyers, or
other professionals advising you

Share complete, unmodified reports with real estate agents, vendors, or other parties
involved in a specific property transaction you are participating in
- Print reports for personal use
What You May Not Do

No resale: You may not sell, sublicense, or redistribute reports to others,
whether for profit or otherwise

No modification: You may not edit, alter, crop, redact, or create
derivative works from reports

No partial sharing: Reports must be shared in their entirety - you may not
share excerpts, screenshots of selected sections, or summaries that omit portions of the
report

No branding removal: You may not remove, obscure, or alter any Close Enough
or Lotlsoft branding, logos, watermarks, or attribution

No bulk purchasing: You may not purchase reports in bulk for redistribution
to clients or customers

No marketing use: You may not use reports or their contents in advertising,
marketing materials, or promotional content without prior written permission from Lotlsoft
Note for Real Estate Professionals
Real estate agents and property professionals may receive reports from clients who have
purchased them. You may share these reports with prospective buyers as part of a property
listing, provided the report remains complete and unmodified. You may not:
- Purchase reports yourself for redistribution to clients
- Edit reports to remove unfavourable information
- Remove or obscure branding or attribution
- Represent the report as your own work product
Enforcement
Violation of these license terms may result in termination of your account and access to Close
Enough. Lotlsoft reserves the right to pursue legal remedies for copyright infringement or
breach of these terms, including injunctive relief and damages under the Copyright Act 1968
(Cth).
Prohibited Uses
Close Enough may not be used for discriminatory purposes. Specifically, you may not use this
service for:

Tenant screening: Evaluating rental applicants based on their current or
previous residential location

Employment decisions: Using location data as a factor in hiring, promotion,
or termination

Insurance or lending: Determining eligibility, pricing, or terms based on
residential area

Discrimination: Any decision-making that discriminates based on protected
characteristics including race, ethnicity, religion, national origin, or socio-economic
status
Violation of these provisions may result in immediate termination of access and we reserve the
right to report suspected discriminatory practices to relevant authorities.
Prohibited Technical Activities
To protect our service and other users, the following technical activities are prohibited:
Automated Access

Scraping: Using automated tools, scripts, or bots to extract data from
Close Enough

Crawling: Systematically accessing pages or endpoints to index or collect
content

Rate abuse: Making requests at a frequency that degrades service for other
users

Bypassing limits: Circumventing rate limits, authentication requirements,
or access controls
API Access
- Direct access to Close Enough APIs is not permitted without prior written agreement

You may not reverse-engineer, probe, or attempt to discover undocumented API endpoints
- You may not use our APIs to build competing products or services

System Integrity
- Do not attempt to gain unauthorised access to our systems, accounts, or data
- Do not interfere with the proper functioning of the service
- Do not upload malicious code, viruses, or harmful content
- Do not attempt to overload, flood, or crash our infrastructure
Violation of these technical restrictions may result in immediate termination of access, IP
blocking, and we reserve the right to pursue legal remedies.
Security Vulnerability Disclosure
We take security seriously and welcome responsible disclosure of vulnerabilities from security
researchers.
How to Report
If you discover a security vulnerability in Close Enough, please report it to
security@lotlsoft.com. Include:
- A clear description of the vulnerability and its potential impact
- Steps to reproduce the issue
- Any supporting evidence (screenshots, logs, proof-of-concept code)
- Your contact information for follow-up questions
Our Commitments

Acknowledgment: We will acknowledge receipt of your report within 48 hours

Assessment: We will investigate and assess the vulnerability promptly

Resolution: We aim to address confirmed vulnerabilities within 90 days,
depending on complexity

Communication: We will keep you informed of our progress and notify you
when the issue is resolved

Disclosure: We will disclose significant security issues to affected users
when appropriate

Recognition: With your permission, we will acknowledge your contribution in
our release notes
Responsible Disclosure Guidelines
To qualify for good-faith treatment under this policy, you must:
- Report vulnerabilities promptly after discovery
- Give us reasonable time to address the issue before any public disclosure
- Not access, modify, or delete data belonging to other users
- Not degrade the availability or performance of our services

Not use discovered vulnerabilities to access systems or data beyond what is necessary to
demonstrate the issue
- Not exploit vulnerabilities for personal gain or to harm users
- Not share vulnerability details with third parties before we have addressed the issue
Safe Harbour
We will not pursue legal action against researchers who discover and report vulnerabilities in
good faith, following the guidelines above. We consider security research conducted under this
policy to be authorised and will not bring claims against researchers for circumvention of
security measures when done for the purpose of legitimate vulnerability research.
Out of Scope
The following are not considered security vulnerabilities for the purposes of this policy:
- Social engineering attacks (phishing, pretexting)
- Physical attacks against our offices or data centres
- Attacks against third-party services we use
- Denial of service attacks
- Issues in software or systems not owned or operated by Lotlsoft
- Reports from automated vulnerability scanners without demonstrated impact
No Bounty Program
Close Enough does not currently offer monetary rewards for vulnerability reports. We
appreciate the security community's contributions and will recognise researchers who help us
improve our security, but we cannot provide financial compensation at this time.
Agent Subscription Terms
The following terms apply to real estate agents and professionals who subscribe to Close Enough
Agent Reports ("Agent Service"). By activating an agent account, you agree to these additional
terms.
Service Description
The Agent Service allows you to generate branded liveability reports for Victorian addresses.
Reports include data from public government sources, branded with your organisation's name,
colour, and contact details. Close Enough provides the data independently - your branding
indicates who prepared the report, not who created the underlying data.
Report Redistribution Rights
Unlike standard Close Enough reports, Agent subscribers may redistribute reports to clients,
buyers, vendors, and other parties as part of their professional real estate activities. You may:
- Share complete, unmodified reports with clients via the built-in share link or email
- Print reports for distribution at open houses and inspections
- Include report links in listing materials and property marketing
- Generate reports on behalf of your organisation's clients
You may not:
- Modify, crop, or alter report content, including removing Close Enough attribution
- Represent the data analysis as your own work product
- Resell reports or access to the Agent Service to third parties
- Use reports to mislead buyers or vendors about property characteristics
Branding Usage
You may customise reports with your organisation's name, brand colour, and contact details.
All reports must retain the "Data sourced independently by Close Enough" attribution.
Reports generated through the Agent Service always display "Powered by Close Enough" in the
footer. You may not remove, obscure, or alter this attribution.
Monthly Limits and Billing
- Each plan includes a set number of reports per month. Unused reports do not roll over
- Report usage is tracked at the organisation level, shared across all members
- Subscriptions are billed monthly via Stripe. You can manage billing, view invoices, and cancel through the Stripe Customer Portal
- Cancellation takes effect at the end of the current billing period
Trial Period
New agent accounts receive a 30-day free trial with 10 reports per month. No payment
information is required during the trial. After the trial expires, you must subscribe to
continue generating reports. Existing reports and share links remain accessible after trial
expiry.
Organisation Management
Agent subscriptions are managed at the organisation level. Organisation admins can invite
team members, manage roles, and control branding. All members share the organisation's
report quota. At least one admin must remain in each organisation.
Data Handling and Consent
By using the Agent Service, you consent to Close Enough storing your agent profile information
(name, agency, contact details, brand colour) and embedding it in generated reports. This
information is visible to anyone who views your shared reports. You are responsible for
ensuring you have the right to use any organisation name and branding you configure.
Service Level
The Agent Service is provided on a best-effort basis. We do not guarantee specific uptime,
response times, or report generation speeds. Report generation depends on third-party data
sources (Google APIs, government datasets) that may experience outages or changes outside
our control. We will make reasonable efforts to maintain service availability and communicate
any known issues.
General Terms
Close Enough is a Lotlsoft project. For general terms about accounts, acceptable use, and
privacy, see:
Children
Close Enough is not directed at children under 16. We do not knowingly collect personal
information from children. If you believe a child has provided us with personal information,
please contact us at privacy@lotlsoft.com.
Changes to Terms
We may update these terms at any time. Continued use of Close Enough after changes means you
accept the new terms.
Governing Law
These terms are governed by the laws of Victoria, Australia.
